Home Inspection

Professional Home Inspection

A Unique Task brings together all the systems within a residential dwelling and all aspects of their operation subject to the ASHI Standard of Practice. All Customers on site will be made aware of the visual systems accessible with answers to be provided by our inspector. A further physical report with fee will be submitted within 24 hours of attendance. Your inspection will include digital photos, visible defects recorded, descriptive conditions, their implications and any safety concerns visible during attendance at the time of inspection.

It is important for you to be there to go through the inspection with us, however if you are not available a very clear report will be provided, we are available for questions at any time. 


The inspection is visual based on the performance of the components of the home.  It is non-invasive and not destructive. We cannot go anywhere that might cause damage or is unsafe to enter. Security systems and alarms are not tested because of privacy issues. 

We’ll be looking at the roofing, the exterior of the home, the structure, the electrical system, the heating/air-conditioning systems as well as the interior parts of every room of the home. We’ll be turning lights on/off, checking outlets, running faucets, opening, and closing windows and doors, flushing toilets and so on. If mains and valves are in off positions, we will not turn then on per the Standard of Practice as we will not be aware of why they are off and this could contribute to further problems. Obstructions and obstacles limiting inspection will not be moved by the inspector to limit liability, please have all area’s you need inspected or have concerns about assessable. 


The roof will be the first thing we look at depending upon safety to climb and walkability. After this is done, we’ll inspect the exterior of the house which includes windows, doors, porches, balconies, the grounds, garage, etc. We’ll then go inside and continue from the attic, insulation as well as roof structure examining every room possible concluding on the main floor. We’ll finish the inspection by looking in the basement, here we will look at the structure (where possible), the electrical system, the heating/air-conditioning systems, and the plumbing. A full recap is conducted after the inspection, questions can be answered at this time.
